Housing developments enjoy the most stable demand, particularly in Sofia, which is a result of the steadfast internal migration towards the capital, the hefty foreign and domestic demand and the interest of Bulgarians working abroad and willing to invest in a residential unit in their home country.

Kavrukov said that office segment still makes a lucrative investment. There is a large demand for office areas in Sofia. Supply, however, has started to catch up with demand.
Currently, the capital city absorbs 50-60 000 sq m of office space a year. Almost 150 000 sq m of new units are launched in Sofia alone every year. Even if the annual absorption rate increases to 70-80 000 sq m, there still will be a tangible vacancy, aggravated by the fact that Bulgaria lost a significant number of potential tenants in the face of large international companies, which chose Bucharest for their South-East expansion.

Kavrukov explained that on they opted for Romania because on one hand its market is larger, which makes it a better option for an office relocation. On the other hand, Romania introduced tax reforms in favour of business earlier than Bulgaria. Moreover, its construction and zoning regulations are more flexible and work faster than Bulgarian ones.

Bulgarian real estate market has shifted towards maturity and in the years ahead we are unlikely to witness abrupt price rises, the realtor said.

The Festival consists of an integrated group of sand sculptures that occupy an area of 15.000 m2, and the heights reaching up to twenty meters, in monuments like the Pyramids of Gizé, the Torre Eiffel and Empire State Building.   

The sculptures have been constructed in one month by sixty sculptors; whom some are award winners in the world scale.The sculptures were only made with sand and water, ending for solidifying with the help of the sun.

This Festival presents a new concept to the public in every year and has caused a great impact and received about 620 thousand people from different ages and nationalities, in its five editions.

FIESA also includes different artistic activities in parallel, like sand sculpture activities for all ages, a sand stage prepared specially for happenings, musical activities, and concerts.

The closing party, on Sunday, will begin on the sand stage, from 21:00 o'clock, with Dj´s and  fire juggling and fire will be set on sand sculptures in the reserved area, symbolizing the closing of this fifth edition, the demolition of the sculptures will begin Tuesday.

Several different types of ear rots occur in Minnesota, and all are not equally important. Aspergillus ear rot and Fusarium ear rot may be of particular importance this year due to the hot and dry conditions in much of Minnesota.

Aspergillus ear rot, caused by the fungus Aspergillus flavis, could be an important problem in some areas this year. This disease is typically uncommon in Minnesota in years of more normal temperatures and moisture, but can become common under high temperatures and low soil moisture. Patches of green to yellow spores form on or between kernels.

An industrial-size sliding table saw sits in the middle of the room, not far from a thick supply of wood panels.

Tony O'Malley moved his woodworking business to the building, on Furnace Street, a year ago. He specializes in customized built-in bookcases and other cabinetry.

At his 4,500-square-foot studio last week, O'Malley, 48, was completing a white wooden window seat for a customer's sewing room. Lifting the bench revealed a spacious storage area.

He also was finishing a desk that he built by special request for a client who had purchased built-ins.

O'Malley built his first pieces in college because he needed furniture for his apartment. He worked professionally as a furniture and cabinet-maker in from mid-1980s to the early '90s. From 1994 to 1999, O'Malley worked at Rodale in Emmaus as an editor in the publisher's woodworking book division. When it was sold, O'Malley continued to write freelance articles on woodworking.

He exhibited pieces at the Philadelphia Furniture and Furnishings Show in 2000, including a solid cherry and walnut desk.

But he found the field of custom furniture crowded and competitive. Constructing built-ins for homes is a more specialized niche with fewer practitioners. In 2001, he began dedicating himself to building customized built-in bookcases.

O'Malley is expanding his business. Begun in 2001, it outgrew a home shop last year. He has hired a part-time employee and may add more staff. Sales have grown 15 percent to 20 percent per year over the last five years.

Some of the common items he has built in the last few years include floor-to-ceiling bookcases for home libraries and corner cupboards. O'Malley's built-in pieces begin at about $5,000. His biggest project was a solid wood fireplace surround with an over-mantle that consisted of bookcases on either side of a hearth. He built it for $30,000 for a New Hope homeowner.

He uses a combination of solid and veneered wood for his projects. He recently came upon wooden planks made of old-growth Douglas fir trees that were salvaged from J. Birney Crum Stadium in Allentown. O'Malley made several pieces from the rare wood, including a desk.

The bulk of his customers have come from outside of the Valley in areas such as northern New Jersey and Manhattan. Clients typically find O'Malley on the Internet. Before he begins construction, the Emmaus resident visits a customer's home, discusses the process of making built-ins, and draws up detailed architectural drawings of the final product.

''I make sure they know what we are doing together,'' said O'Malley, who grew up in Philadelphia.

The visit to the home allows O'Malley to inspect the existing walls and accents such as crown molding that will accommodate the built-in piece. He must blend architectural styles.

''The key about built-ins is it takes certain skills to make it look like [the piece] wants to be there,'' he said.

The careful and comprehensive planning process helps avert unsatisfied customers.

He only completes 15 to 20 projects a year, largely because the work is time-consuming. A typical project can take several weeks to construct, and it's not uncommon for O'Malley to spend a week or more installing a built-in.

''The most gratifying thing is being able to start with nothing except an idea and a customer who wants it, and take it full-circle,'' O'Malley said.

Many countries are seeking non-polluting energy sources because of high oil prices and concerns about global warming, widely blamed on burning fossil fuels in power plants, factories and cars. 

The report, to be released at a conference in Adelaide, Australia, said that wind was the most attractive alternative energy since it was free and available in all nations. In the UK, the group’s total turnover runs close to £500m as a result of contributions from four operations: Bouygues UK, which is mostly involved in building; Ecovert FM, established on the back of PFI wins in the UK; Colas, the road surfacing specialist contractor; and ETDE, an M&amp;E operation.

"Based on the size of Bouygues UK’s orderbook and the volume of work we have at the pre-bidding stage, we should get to £200m," said Minault. "The organic route is a good way of growing in that it is less risky. The downside is that it takes time.

"But it excites our own peo-ple when they are told they must grow their business."
Minault said that Bouygues UK makes a 5% profit margin. 
Asked if this is the result of such a strong focus on PFI work, he replied: "No, not as such."
He goes on to list three main reasons: "First, it’s because we have a strong internal technical procurement team. Second, we’ve been able to build on Bouygues Construction’s global capability. Third, we are efficient when it comes to design and procurement."

Bouygues Construction, the global parent, has invested heavily in an R&amp;D project looking into whole-life costings. The program applies only to Windows Vista Business and Ultimate versions, and it is up to PC makers to decide how, if at all, they want to make XP available. Fujitsu has been among the most aggressive, starting last month to include an XP disc in the box with its laptops and tablets. 

"That's going to help out small- and medium-size businesses," Fujitsu marketing manager Brandon Farris told CNET News.com. 

Hewlett-Packard also started a program in August for many of its business models. "For business desktops, workstations and select business notebooks and tablet PCs, customers can configure their systems to include the XP Pro restore disc for little or no charge," HP spokeswoman Tiffany Smith said in an e-mail. She said it was too soon to gauge how high customer interest has been. "Since we've only been offering (it) for about a month, we don't really have anything to share on demand." 

 
A Microsoft representative confirmed there were changes made over the summer to make it easier for customers to downgrade to XP. Under Microsoft's licensing terms for Vista, buyers of Vista Business and Vista Ultimate Edition have always had the right to downgrade to XP, but in practice this could be challenging. In June, Microsoft changed its practices to allow computer makers that sell pre-activated Vista machines to order Windows XP discs that could be included inside the box with PCs, or shipped to customers without requiring additional activation. Microsoft noted in a statement that neither it nor the PC makers are "obligated to supply earlier versions to end users under the end user licensing terms."

THE CHEMICAL industry enjoyed another great year in 2006. Demand improved almost across the board. Companies fought with the rocketing oil price and its impact on feedstock and energy costs, but the battle was largely won. Higher costs were passed on to customers down most product chains. Cash flowed freely as companies capitalized on a third successive year of growth.

The good times are reflected in the annual ICIS analysis of the financial performances of the Top 100 global chemical producers. The data for 2006 - and for the Japanese majors for fiscal 2006/07 - show sales increasing and profits climbing with them. 

The year did not necessarily feel that good for market players in July and August, when when first-half problems, coupled with a record-high oil price hit most businesses hard. But still-buoyant demand, particularly from developing Asia, and also from a resurgent Europe, helped keep supply/demand balances tight. That tightness was reflected in better second-half performance.

There were pockets of underperformance, as might be expected in a group of such diverse companies and markets. For most firms, however, the trick will be to match 2006 performance in 2007.

The Top 100 numbers tell the tale for 2006 as a whole. Sales for the leading 20 chemical firms were 14% higher operating profits were up by 6%. Companies used cash to pay down debt, reward shareholders and expand. Net profits for the top 20 were, on average, 8% higher than in 2005. 

The ICIS listing includes the major chemical firms and the oil companies' chemical offshoots. "Based on the fact that capacity has continued to be constrained on the domestic side, carriers are not looking at adding capacity domestically, and we are probably looking at a 4 percent to 7 percent increase for published fares domestically," he said. "In the international sector, there is some capacity growth out there. However, demand for a lot of the business class travel continues to grow. The business model worked well during Japan's rapid economic expansion of the 1960s and 1970s, but now looks outdated as global leaders like Nokia (NOK1V.HE: Quote, Profile, Research) and Intel (INTC.O: Quote, Profile, Research) gain their edge by focusing on a few products and leveraging scale.

Even Sharp, which has risen to become one of the world's top makers of flat TVs and is considered relatively well positioned in the sector, is about half as efficient as Nokia, with an operating profit margin of just 6 percent.

"More than 10 firms are still making TVs in Japan ... Little progress has been made in the field of selecting and focusing on core businesses," said Hiroshi Motoki, chief investment officer at AIG Global Investment.

"It is a serious problem that the competitiveness of this sector is slipping due to lack of focus. Consolidation is just about the only way for Japanese electronics makers to survive."

The screening company found that 42% of workers claim to know individuals who have falsified information on CVs or application forms. 

'Once we discovered a finance director had not completed his professional qualifications, yet he was signing off the company accounts,' says Bailey.

But in recent years, much of that magic is gone, Prytherch says. Shoppers are simply not buying all the inventory anymore. Some items languish without a single bidder. Many shoppers opt for other sites including Amazon.com (AMZN), use sophisticated search engines such as Google (GOOG) and Yahoo! (YHOO), or head to store sites directly. 

Now eBay is making the biggest effort in its 12-year history to recapture the magic—and bring back the buyers. Like the ubiquitous fairs that clog New York’s streets every summer, each proffering the same goods, the world’s proliferating art fairs and biennales tend to dole out similar fare to an apparently insatiable audience. 

The 52nd Venice Biennale, curated by Robert Storr, dean of the Yale School of Art, is, for the most part, an exception to that trend. Certainly the show he conceived, “Think with the Senses—Feel with the Mind: Art in the Present Tense,” set in the Arsenale and the Italian pavilion at the Giardini, is a barometer of the moment. But this exhibition within the larger biennale is more interested in ideas than in giving the public what it demands. It reflects the esthetic, conceptual, and political concerns of artists today—and the view is rather melancholic. 

What this biennale lacks in excitement it makes up for in thoughtfulness. Storr sets the stage for his investigation of the senses in the Arsenale, with Luca Buvoli’s funky installation A Very Beautiful Day After Tomorrow (2007). Its title is based on the words of Filippo Tommaso Marinetti, author of the 1909 Futurist Manifesto. The carnivalesque atmosphere, with cutouts of planes and abstract shapes, along with documentary footage and a video of aphasia victims reading haltingly from the manifesto, riffs on the Futurist movement’s optimism, political naiveté, and faith in early Fascism.

And if the euro remained high this would "not allow us to invest in new projects," Bregier said.

Now we can see the new A4 (we think it will be a 2008 model, but you never know until Audi says so) from all angles, and it's apparent that while the sedan does take a few styling cues from the new A5, those do not include the coupe's undulating character line that bends up and over the fenders. The A4's character line runs straight down the car's sides and dips down to meet the headlights. Up front, however, the A4 will have a pair of lower grilles housing fog lamps, which make the front end look very similar to the A5. It also appears that the headlights may have optional LEDs, similar to the all-LED lamps of the R8. 

Though the new A4 may look similar to the model it's replacing, some significant work has gone on underneath the sheetmetal to move the engine farther back, which both improves weight distribution and allowed the designer's to reduce the front overhang. Available engines will include a smattering of petrol and diesel options, the base motor being a 1.8TFSI and the top end mill a 265-hp 3.2L FSI V6. Transmission choices for now are limited to a six-speed manual, tiptronic auto and CVT, with the DSG expected to be made available later. 

Meanwhile, the interior appears to be typical Audi, if you like that sort of thing. While no doubt impeccable to the touch, we're getting a bit tired of Audi's traditional interior design.

Reports of ear rots have been coming in from several different areas, and the quality of grain that comes off these affected fields may be reduced. Several different types of ear rots occur in Minnesota, and all are not equally important. Aspergillus ear rot and Fusarium ear rot may be of particular importance this year due to the hot and dry conditions in much of Minnesota.

Aspergillus ear rot, caused by the fungus Aspergillus flavis, could be an important problem in some areas this year. This disease is typically uncommon in Minnesota in years of more normal temperatures and moisture, but can become common under high temperatures and low soil moisture. Patches of green to yellow spores form on or between kernels.

GrandCentral was founded in late 2005 by Craig Walker and Vincent Paquet, who worked together while running Web-calling pioneer Dialpad Communications. Google's biggest rival, Yahoo Inc. (YHOO.O: Quote, Profile, Research), acquired Dialpad in June 2005. 

"You get a single phone number that forwards to all of your phones, giving you one number for life," Walker and Paquet said in a statement on GrandCentral's Web site confirming the deal. 

EBay Inc. (EBAY.O: Quote, Profile, Research) unit Skype, a pioneer in the Internet phone market, has signed up more than 200 million users for its free or low-cost phone services globally. Newer names in the field include venture-backed firms Jajah, Jangl, Jaxtr and Rebtel, which together have signed up millions of users in just the past year. 

The idea for GrandCentral was borne out of Walker's frustration upon landing at a local airport and realizing he needed to check three voicemail mail boxes -- one for his cell phone, another for work and one for his Blackberry phone. 

"If you have multiple phone numbers (e.g., home, work, cell), you get one phone number that you can set to ring all, some, or none of your phones," Wesley Chan, a Google product manager, said in a blog post on his company's Web site.

The U.S. market share of visits to YouTube, which Google Inc. bought for $1.65 billion last November, rose 70 percent from January through May, online audience measurement firm Hitwise Inc. said in the survey published on Wednesday.

By contrast, visits to the next 64 largest sites tracked by Hitwise rose only 8 percent during 2007's first five months.

"As of May 2007, YouTube's market share was 50 percent greater than those 64 sites combined," Hitwise research director LeeAnn Prescott said in a summary of her firm's data.

YouTube's share of the U.S. online video market was 60.2 percent in May, according to Hitwise. Its closest rival, News Corp.'s MySpace Videos site, had 16.08 percent of market share, the survey of Web surfing habits showed.

YouTube's sister site, Google Video, held 7.81 percent, while Yahoo Inc. had 2.77 percent and Microsoft Corp.'s MSN, 2.09 percent, according to the study.

Start-up Metacafe ranked No. 8 in U.S. visitors to video sites with 1.07 percent, Time Warner's AOL Media had 0.94 percent and Veoh was No. 10 at 0.86 percent, Hitwise said.

Viacom Inc. filed a copyright infringement suit against YouTube in March seeking more than $1 billion in damages and demanded that YouTube take down thousands of segments from its popular programs, including The Daily Show with John Stewart, The Colbert Report and South Park.

A separate suit was filed in early May by plaintiffs including English soccer's Premier League. For example, CBS said in April that it will partner with AOL, Microsoft Corp., Comcast Corp., Joost and others to distribute its videos all over the Web. Shortly thereafter, NBC Universal partnered with News Corp., CNET Networks, Comcast Corp. and others to do likewise.

The 126.6 million U.S. streamers in March, according to comScore, each watched an average 145 minutes of online video during the month.

The biggest beneficiary was Google Inc., whose sites streamed 1.2 billion videos out of the total 7 billion streamed by Americans in March, or 16.7% of all online videos initiated, comScore says. Credit Google's $1.65 billion acquisition of YouTube for the vast majority (1.1 billion) of those.

In second place were sites owned by Yahoo Inc., which streamed 434 million videos, followed by News Corp.'s Fox Interactive Media (421 million), Viacom Digital (260 million) and the Time Warner network (222 million).

Walt Disney Co. sites operated by Disney Online, ABC.com and ESPN streamed 237 million videos. ComScore separates them, which is why Disney isn't No. 5 on the list of biggest providers.

On June 26, privately owned Dutch chemicals maker Basell (BASL.UL: Quote, Profile, Research) said it had agreed to buy Huntsman for $5.6 billion excluding debt, or $25.25 per share, in a bid to strengthen its position as a global chemicals group.

Huntsman shares, at $18.90 before news of the Basell deal, closed at $24.40 on Tuesday. U.S. markets are closed for a holiday on Wednesday.

Basell, which would not comment on Apollo's offer, is entitled to a $200 million break-up fee from Huntsman if it walks away from the deal, Huntsman said, adding Hexion had offered to fund $100 million of this payment and has funding in place for its proposed acquisition.

HSBC analyst Hassan Ahmed said at the time of the Basell deal that it represented great value for Huntsman shareholders as it valued the firm at about 8.6 times earnings before interest, taxes, depreciation and amortization (EBITDA).

Basell, owned by privately-held U.S. industrial group Access Industries, is a leading producer of polypropylene used in textiles, reusable containers and laboratory equipment. Its bid for Huntsman is worth $9.6 billion including debt.

Access itself is run by Len Blavatnik, a U.S. businessman of Russian origin estimated by Forbes to be the world's 40th richest person in 2006 with a $7.0 billion fortune.

Options volatility and volume in Hilton stock was well above average before the close of trade on Tuesday, said Paul Foster, an options strategist at theflyonthewall.com.

Blackstone, which raised $4.1 billion in an initial public offering late last month, said it intends to invest in the Hilton properties and brands globally to grow the business.

The hotel industry is enjoying a multiyear boom as robust demand has allowed hoteliers to steadily raise rates. The upbeat market environment, supported by limited construction of new hotels, has made lodging assets hot commodities.

Hilton is worth $20.1 billion, based on 424 million shares on a diluted basis at the end of March, at the price Blackstone is paying. Hilton reported more than $7 billion of debt during its January-March quarterly results.

A spokesman for Blackstone said the group was not revealing the debt and equity breakdown of the deal at this stage.

 Irish mobile content expert Stephen McCormack, CEO of Wild Wave, speculates that when the much coveted iPhone comes to Europe before Christmas this year it would be a relatively simple matter for Apple to configure the device to be able to handle 3G.
When the 3.5?-sized device launched in the States last week it did so as a 2.75G device, capable of GPRS and EDGE data transmission. The omission of 3G led many in the mobile industry to speculate that it would have limited success in Europe, where 3G is now standard and operators are already providing “over the air” music download services.
However, McCormack believes that Apple could have gone with 3G from day one and that it was of political necessity when the company was in negotiations with AT&amp;T to go with the 2.75G option.
“It will be 3G by the time they launch the device in Europe,” he predicts. “When buying the circuit boards in Asia, if buying an actual phone chip, most will offer 3G and Wi-Fi as standard. When Apple was doing the deal with AT&amp;T it is possible it didn’t want to deal with music over the air as it would have created a conflict with AT&amp;T’s existing music download services.
“It is likely the compromise was to allow for building in side loading from iTunes via your PC or Mac rather than downloading via the mobile network.”
McCormack’s Wild Wave Technologies has worked with the local mobile industry to repackage Irish film products for consumption over 3G networks and lately has branched into Asia. The company has been at the spearhead of putting products on the Joost internet TV platform, launched earlier this year by the founders of Skype and Kazaa.
